just a few of the methods used by our consultants:
We review Appraisal District records for accuracy. Many times the property description can be
incorrect on items such as grade, condition, additional features, extent of a remodel, or incorrect square
footage of the land or improvements. A correction in any one of these items can have a very big impact
on the assessed value of your property.
Urban consultants conduct a Comparable Sales Analysis for each residential property. This is where we
compare the assessed value of your home with the sales prices of other similar properties that have sold
in your neighborhood. Urban Property Tax has access to the Houston Association of Realtors Multiple
Listing Service so our consultants have the ability to see all recent sales that have occurred in your
neighborhood.
We prepare a Uniform & Equal Analysis. A U & E Analysis compares the assessed value of your home
with the assessed value of other similar properties in your neighborhood. According to the Texas
Property Tax Code, appraisal districts must assess all similar properties in a uniform and equal manner.
Condition Issues that affect the market value of your property can be brought up during the protest
process as a means of obtaining a reduction. To receive a value reduction, Urban Property Tax must
provide documentation of the issue and an estimate of the cost to repair. Some common condition
issues are foundation issues, roof damage, and water damage.
